Type: Redevelopment of Exterior Common Areas

High Bluff Ridge:

The scope of the project was to redevelop the exterior common areas of an existing two-building, Class A office project in Del Mar Heights, California, in order to further connect the two buildings into a more campus-like environment and expand the tenant amenity offerings at the project as a whole.

San Diego is a very unique market that focuses on outdoor amenities and common area spaces for the benefit of tenants.

During the pre-construction phase of this project, the team spent over a year studying the amenity offerings of numerous competitive projects in the area and developing the scope of work which was ultimately brought to completion.

The final scope of work involved the construction of a new, level walkway connecting the two buildings, surrounded on both sides by wood decking areas containing benches and outdoor furnishings. A new pavilion with slatted roof structure was added at the eastern side of the site, providing both casual outdoor seating as well as an outdoor conference room facility. Trees and landscaping were added to create a lush, garden environment for tenants to gather, work, and relax

The new common area space is well suited for outdoor meetings and larger tenant events, taking advantage of the amazing San Diego weather.
