Unire Group was engaged by its client to reposition an existing 228,000 SF manufacturing building located in the South Bay into a more modern, functional warehouse/distribution facility.

The scope of work involved demolishing the rear portion of the building, thereby increasing the truck court to a uniform depth of 135 feet. The total building size was reduced to 203,534 SF, with 32 dock-high loading positions. Brand new office facades and office space totaling 17,050 SF were constructed, and major building systems were upgraded, including an ESFR fire sprinkler system, main electrical services totaling 1,800 amps, and new roof and skylights.

The repositioning effort cured some major functional deficiencies of the existing physical plant while increasing the property’s appeal to a broader user group of distribution-related tenants. During the construction phase, Unire Group’s client was able to pre-lease 100% of the building at a 20% premium to underwritten rents.
